
INTRODUCTION:
We had an interesting situation a couple of weeks ago. We showed a very large expensive property to a family and they seemed super interested and the following week asked all the necessary follow up questions which we answered. The next day we were told that they thought it would be better for them to be represented by their own realtor. This is an interesting situation. One is the basic question is why bring in someone after the fact and is it the fair thing to do. The other obvious question is the worth of what another realtor brings to the table. One side says that they might be able to bargain a better deal for you which brings into the question that all the good will developed with showing is gone and everyone will now try and prove themselves to their clients.
We at Bailey Properties do most of our business doing both sides of transactions. We feel that we know the subject property better than anyone and have developed a relationship with the owner to know exactly what he wants and is looking for to make the deal happen. In most of our negotiations the owner will stop and ask why the other realtor deserves any of our money.
